Buying And Selling Guide
Buying or selling a home in Scotland can feel daunting, but the process is straightforward once you know the steps. Here’s a quick guide to help you along the way.
Buying A Home
1. Get Your Finances Ready
Speak to a mortgage adviser and get a mortgage agreement in principle so you know your budget. Remember to factor in deposit, legal fees and Land and Buildings Transaction Tax (LBTT).
2. Start Viewing
Take time at viewings to check the property carefully. Think about the location, condition, and any work it might need.
3. Making An Offer
In Scotland, all offers are made through your solicitor. Homes are often listed as “offers over”, and a closing date may be set if there’s strong interest.
4. The Legal Work
Your solicitor handles the contracts, surveys and conveyancing. Once everything is agreed, a completion date is set and you’ll get your keys.
Selling A Home
1. Valuation
We can provide a free valuation to give you an idea of your home’s market value.
2. Home Report
In Scotland, sellers must provide a Home Report before marketing. This includes a survey, EPC and property questionnaire.
3. Preparing To Sell
Tidy up, carry out small repairs, and present your home well. Strong photos and presentation help attract buyers.
4. Offers And Completion
When offers come in, your solicitor will guide you through the legal process until the missives are concluded and the sale completes.
Costs To Remember
- Buying: deposit, LBTT, solicitor fees, mortgage fees, moving costs.
- Selling: estate agent fees, solicitor fees, Home Report, moving costs.
